A few decks we've built and fixed around the Brandon area.
Every job below is one we do ourselves across Brandon.
We build new decks from the footings up, sized and framed for Florida wind loads and code. That means proper joist spacing, hurricane straps at the ledger, and footings poured deep enough to hold in our sandy soil.
We fix soft spots, sagging joists, split boards and railings that have come loose from the posts. Most repair calls start with rot at the ledger board or a post base that's been sitting in wet mulch too long.
Florida sun bleaches and dries out wood fast, and rain gets under a coat that's cracked or peeling. We strip, sand and reseal on a schedule that actually matches how hard the weather here works against a deck, not a generic once-a-year number.
Multi-level decks, built-in benches, a pergola over part of the deck, whatever fits the yard and how you actually use it. We draw it out and price it before any lumber gets ordered.
Composite boards like Trex or TimberTech don't rot, splinter or need staining, which matters if you don't want a yearly maintenance job. We still frame underneath with pressure-treated lumber and set the boards with hidden fasteners so the top stays clean.
If the frame underneath is still solid, we can pull the old decking and put down new boards without rebuilding the whole structure. It's a faster, cheaper way to get a deck that looks new without touching the joists.
Loose balusters, rotten rail posts and railings that don't meet code spacing all get fixed or replaced. A railing that wobbles is usually a sign the post itself has rotted where it meets the deck frame, not just a loose screw.
Sagging joists, a ledger board pulling away from the house, undersized beams from an old build, that's structural work and it's the part that actually keeps people safe. We open up the decking to get at it, fix what's failing, and put the boards back or replace them.
We build screened enclosures over decks and patios, framed to handle Florida storms and screened to keep the bugs out without blocking the breeze. It's a common add-on for people tired of mosquitoes ruining an evening outside.
Sometimes the cheapest path forward is tearing out an old deck that's rotted past saving and starting clean. We haul off the old lumber and hardware so you're not stuck renting a dumpster.
